Where do I send payment to?

Payments can be made via our Online Payment page (Paypal, Zelle), or by mailing them to the address on our Contact Us page

Do you provide a 22.1 disclosure?

We do not provide a 22.1 disclosure, as our community association is exempt from this requirement. Concord Oaks HOA is a Not-for-Profit Corporation with fewer than 10 units or annual budgeted assessments of $100,000 or less, which qualifies us for exemption under Illinois law.

I am selling / refinancing my house and need a P.A.L. (Paid Assessment Letter)?

We are a self-managed association and PALs are completed by volunteer board members that live in Concord Oaks. If you require a PAL for the sale of your house or a refinance please send an email to board@concordoaks.org. Please include the homeowners name, address, and when it is required. There is no charge for a PAL.

Can we install solar panels on our roof?

Yes, the Board approves your project, provided the following condition is met:
The solar energy system must be installed on a portion of the roof that faces south, or within 45 degrees east or west of due south, to ensure it operates effectively.

Please also check with the Village of Gurnee to determine whether a permit or additional approval is required.

I want to replace my siding / roof with the same color. Do I need approval?

Who is responsible for fixing the split rail fence along Bittersweet Golf Course?

The split rail fence along the golf course is owned and maintained by Bittersweet Golf Course.
If the fence requires maintenance or repair, please contact them directly.
