HOA Management

Concord Oaks is a self-managed community overseen by a volunteer Board of Directors, all of whom are fellow homeowners. The Board is responsible for all HOA operations, decisions, and communications. We take pride in maintaining our neighborhood without the added costs of a management company. To date, Concord Oaks has never issued a special assessment, and our financial reserves have been evaluated as adequate by independent third parties.

Homeowners in Concord Oaks are expected to follow the community’s governing documents — including the By-Laws, Declaration, Amendments, and Rules and Regulations — which outline responsibilities, community standards, and how the HOA operates.

About the Community

Concord Oaks is a well-established single-family home subdivision located in Gurnee, Illinois. Built between 1994 and 1998 by Concord Homes, the community consists of 473 homes situated just south of Grand Avenue and west of Hunt Club Road.

Community Governance

Concord Oaks is governed by a set of covenants agreed to by all homeowners at the time of purchase. These covenants outline community standards, homeowner responsibilities, and how the homeowners association (HOA) is managed.

The HOA is overseen by a volunteer Board of Directors, all of whom must be Concord Oaks homeowners. Board members receive no compensation for their service and are committed to acting in the best interest of the neighborhood while upholding the covenants.
